Hampton Lamb Planning Consultants specialise in Urban Planning and Development. We a director-led consultancy built on a foundation of real-world experience and professional integrity. With a Chartered Town Planner at the helm, we bring insight gained from working across both the public and private sectors of the planning industry.


Based in Perth and Kinross, our expertise span across various projects, including public spaces, residential developments, heritage projects and renewable energy schemes, covering the whole of Scotland and England.

Realistic Application Times

Planning application timeframes will vary from council to council, even with their target dates in place. Below we have outlined how long an application takes, from our experience, against their target timeframes. Our realistic timeframes do not include potential delays caused by consultees requiring additional information, Planning Officer annual leave, or holiday periods.

*Note - This is an average for Local Development applications within Scotland only. Some councils are quicker and will meet their target dates, others are not as efficient.

**Note - The standard timeframes set out by the planning authorities start once an application is validated and not when it is submitted. On average, validation takes 1 week.

Advertisement Consent

The planning authorities can take up to 8 weeks to determine Advertisement Consents.

9 weeks

Condition Compliance

Planning authorities aim to make a decision for the discharge of conditions within 8 weeks.

8 weeks

Full Planning Permission

The standard time for planning authorities to make a decision is 8 weeks.

13 weeks

Planning Permission in Principle

The standard time for a decision is 8 weeks for a 'permission in principle'.

11 weeks

Certificate of Lawfulness

The standard time for planning authorities to make a decision is 21 days.

5 weeks

Condition Variation

Depending on the complexity of the conditions, planning authorities aim to determine within 8 weeks.

10 weeks

Listed Building Consent

These applications are due to be determined within 8 weeks by the planning authorities.

10 weeks

Pre-Application Enquiry 

Householder Pre-App Enquiries have a standard 4 week response period.

9 weeks

Change of Use

Change of Use applications also have an 8 week standard determination period.

10 weeks

Conservation Area Consent

Conservation Area Consent applications are due to be determined within 8 weeks by the planning authorities.

12 weeks

Non-Material Variation

There is no statutory time limit, but planning authorities aim to determine within 4 weeks.

6 weeks

Prior Notification & Prior Approval

Planning authorities have 28 days to provide a response for Prior Notification and Approvals.
